These terms govern any booking you make directly through boxi13.de. They describe what happens when you book, pay, cancel, or stay — no more, no less.
The short version
We're a private host, not a booking platform — you're contracting directly with us.
Your card is saved when you book, but only charged once the host approves and closer to your stay.
The cancellation terms depend on the listing and are shown before you pay.
EU law doesn't give a right to withdraw from short-stay accommodation bookings — the usual 14-day cooling-off period doesn't apply.
Who you're booking with
Boxi13 (Matteo Gamba), Boxhagener Str. 13, 10245 Berlin, Germany. Full details in the imprint. By completing checkout you enter into a contract directly with the host — boxi13.de is not a booking platform or agent, just the site the host uses to take bookings.
You must be at least 18 and able to enter into a binding contract to book. Bookings are for the guests, dates and stay shown at checkout — subletting, or exceeding the guest count listed, isn't allowed without asking first.
How a booking is confirmed
Submitting a request saves your card details with Stripe but doesn't charge you. The host then has 24 hours to approve or decline — you'll get an email either way. If declined, or if the request isn't answered in time, nothing is charged and the dates are released.
Once approved, the dates are confirmed and held for you.
Prices & payment
Prices shown at checkout are the full amount for the stay, in euros, including any cleaning fee and applicable taxes. Card details go straight to Stripe and never reach our server.
Your card is charged automatically seven days before check-in, or right away if you book closer to the date than that. If the charge fails, we'll email you to update your payment method — repeated failures can result in the booking being cancelled.
Cancellations & changes
Each listing has its own cancellation policy — Flexible, Moderate, Limited or Firm — shown on the booking page before you pay, and it's the one that applies to your stay. Refunds, where owed, go back to the card you paid with.

Need to change your dates or the number of guests? Just message us — we'll do what we can, but changes aren't guaranteed and may be treated as a new booking if the original can't be adjusted.
Your stay
Each listing has its own house rules — check-in and check-out times, quiet hours, and whether smoking, parties or pets are allowed — shown on the booking page. They're part of what you're agreeing to.
You're responsible for any damage caused during your stay beyond normal wear and tear, and we may charge the card on file for it after telling you why. Serious or repeated breaches of the house rules can result in the stay being ended early, without a refund for the remaining nights.
Right of withdrawal
The usual EU 14-day right of withdrawal for online purchases doesn't apply to bookings for accommodation on specific dates (§ 312g(2) no. 9 BGB) — the cancellation policy above is what governs instead.
Website, disputes & changes
We try to keep listing descriptions, photos and availability accurate, but they're not a guarantee — minor differences can happen, and we'll make it right if something's materially wrong. Links to third-party sites and maps aren't something we control.
These terms are governed by German law. Where you're booking as a consumer, any mandatory protections your home country gives you still apply.
